Gypsum is the most quietly consequential trade in a Lebanese renovation. It hides your services, carries your lighting, and defines every line your eye follows in a room. Done well nobody notices it. Done badly it cracks, sags, and seals your air conditioning away where nobody can reach it.

What false ceilings are actually for

How to judge the work

Most people only see gypsum after it is painted, which is when nothing is diagnosable. These are the things worth looking at while it is still open.

  • Framing spacing and rigidity. Push a boarded but unfinished ceiling gently. It should not flex. Over-spaced framing is what produces sag later.
  • Board joints staggered. Continuous aligned joints across a large ceiling crack in a straight line — you can predict it before it happens.
  • Taped and jointed properly. Tape at every joint, feathered wide, sanded flat. Filler alone over a joint always cracks.
  • Moisture-resistant board where it is wet. Bathrooms, kitchens, laundry. Standard board absorbs and eventually crumbles.
  • Movement allowance at perimeters. Buildings move. Rigidly locking a ceiling to every wall guarantees cracks at the edges.
  • Fixings for what will hang from it. Heavy fittings, curtain tracks and cassette units need noggins planned in, not found later.
Agree the access hatches before boarding

Every serviceable item above a ceiling needs a hatch: fan coil units, valves, junction boxes, drain traps, filters. The most common regret in Lebanese renovations is a concealed AC unit with no way in. The first service call then begins with cutting the ceiling and ends with a plasterer and a painter.

Drywall partitions

Gypsum partitions are lighter and faster than block, which matters in an apartment where structural load and programme both count. The tradeoffs are worth knowing before you choose.

Partition framing is the moment to decide where sockets, switches and heavy fixings will go.

Why gypsum cracks

  1. Framing too widely spaced

    The board spans further than it should, deflects, and the joints open. This is the most common cause and it is invisible once painted.

  2. Joints not taped

    Filler alone has no tensile strength across a joint. It will crack, reliably, in the first year.

  3. No movement allowance

    Buildings settle and expand. A ceiling fixed hard to every perimeter has nowhere to go.

  4. Moisture

    A leak above, or standard board in a wet area, softens the core and the surface follows.

  5. Painting too early

    Jointing compound needs to dry fully. Paint applied over damp filler traps moisture and cracks with it.

If a gypsum quote is dramatically cheaper than the others, look at the framing specification. That is almost always where the difference is hiding.

Sequencing gypsum correctly

Gypsum comes after first-fix MEP and before tiling and painting. Everything that will live inside the ceiling — ductwork, refrigerant lines, drainage, cabling, lighting positions — must be installed and tested first, because once it is boarded, changing your mind means cutting. How much ceiling height does a false ceiling take?

It depends entirely on what it conceals — a flat decorative ceiling needs very little, while a ceiling hiding ductwork needs considerably more. Corridors and wet areas are usually dropped further than living spaces.

Can gypsum be used in a bathroom?

Yes, with moisture-resistant board, appropriate framing and correct detailing. Standard board in a wet area will fail.

My ceiling cracked after a year. Is that normal?

Hairline movement at a perimeter can be. Cracks running along board joints are not — that is jointing or framing, and it is repairable properly rather than by filling it again.
